The first thing worth clearing up about engineered vs solid is that it is not a real wood versus fake wood decision. Both products have a hardwood wear surface. What differs is what sits beneath that surface, and that single structural difference drives every practical consequence further down this page.
Solid hardwood is one piece of wood through its whole thickness, typically 3/4 inch. Because it is a single species top to bottom, it moves as one piece with the seasons, and it has enough material to be sanded back repeatedly.
Engineered hardwood is a hardwood veneer bonded to a plywood core, usually 5 to 7 plies laid at right angles to each other. Each ply resists the movement of the one above and below it, so the assembly stays dimensionally stable when humidity shifts. That crisscross core is the entire reason engineered exists, and it is why it can be installed where solid cannot.

Solid punishes you for drifting outside this band. Engineered tolerates it better but is not immune. Rooms that swing the most are the ones where the difference shows first.
Nail down with fasteners 1 1/2 inches or longer relaxes to 1/4 inch over 10 feet. Glue down and floating tighten back. Out of tolerance is where squeaks and separated seams begin.

Refinishing is where the two products genuinely separate, and it is the reason solid hardwood keeps its reputation.
A 3/4 inch solid plank can be sanded and refinished 4 to 6 times across its life. Each pass takes off roughly 1/32 inch, so there are decades of surface restoration available before the tongue and groove joint is compromised. That is how a floor laid in the 1920s is still in service, and why a tired solid floor is often worth saving rather than replacing.
Engineered depends entirely on the veneer. At 4mm or thicker it will take one or two refinishes. Below that thickness it cannot be sanded at all, because the abrasive reaches the plywood core before the scratches come out. A 2mm engineered floor is a 20 to 25 year product that gets replaced rather than restored, and that is a reasonable choice as long as it is a choice rather than a surprise.
Ask for the veneer thickness in writing before you buy engineered hardwood. It is the one spec that decides whether you are buying a 25 year floor or a 50 year one, and it is the one most often left off a quote. If nobody will put a number on it, that is your answer.

Engineered hardwood is often described as the DIY-friendly option because it can be floated rather than nailed. Floating is genuinely more forgiving than nailing, but forgiving is not the same as simple, and the parts that go wrong are the parts that are invisible until they fail.
Solid hardwood is nailed or stapled to a wood subfloor, and it has to cross the floor joists at 45 degrees or greater. That is a structural requirement carried in the National Wood Flooring Association guidelines, not a preference. Running parallel to the joists puts the planks on unsupported subfloor between the framing, which produces bounce, squeaks and seams that open over the first few seasons. Engineered can be nailed, glued or floated, and each method has its own subfloor preparation, its own moisture tolerance and its own written instructions. Over a slab that means moisture testing before anything goes down. Underneath all of it sits acclimation and humidity. Wood has to reach equilibrium with the house before it is fastened down, and the house has to stay within 30 to 50 percent afterward. A floor installed into the wrong moisture conditions will cup or gap no matter how carefully the planks were cut.
